Depending on the type of construction, we usually start with a token of 15K to start the architectural plans. Once that is done and a date is scheduled to start the construction, we require a 10% down payment, and the remaining payment can happen in 4-6 stages as the construction continues.

1. Planning & Design
Detailed blueprints and designs: High-quality construction begins with clear and well-thought-out designs. The design phase ensures the project meets functional, aesthetic, and safety standards.
Compliance with codes: Designs must adhere to local building codes and regulations, which are created to ensure safety, efficiency, and quality.
When we initially sit to discuss the blue prints design, you will get first hand experience how much in detail we provide our very initial consultation, how many options we can provide, even before we start. This is unmatchable and it is just the beginning of the journey.
2. Quality Materials
Sourcing reliable materials: The use of high-quality materials is crucial to the durability and safety of the final structure. We have been always on a look out for a better-quality materials, this is an ongoing effort as new design and materials are the new norm now days.
Material testing: Before use, materials should be tested for strength, durability, and suitability for the intended purpose.
3. Regular Inspections
Frequent quality checks: Inspections should be conducted at each stage of the construction process to ensure that work aligns with plans and meets standards.
We are inspecting the ongoing construction, EVERY-DAY, not a day or a stage goes by without detail inspection.
4. Safety Protocols
Prioritizing safety: Ensuring the construction site follows strict safety protocols helps prevent accidents that could jeopardize the quality of work. Injuries or delays due to safety issues can compromise both construction time and quality.
Safety inspections: Regular safety checks ensure that construction workers follow proper procedures and that the site is safe for everyone involved.
A usual 4-5 bedroom house with approximately 2800-3200 square ft home would take approximately 7-8 months from the time we start the foundation work. This is more of a general timeline, but this timeline also depends on weather and other supply chain issues. So far none of our past projects have exceeded 10 months.
Larger residential homes or multi-family buildings: Can take 12 months to 14 months.
Medium Residential Buildings (e.g., duplexes, multi-family homes): Often between 12 to 14 months. And this added time is due to the complexity of multiple township code inspections. Construction.
- Workmanship: Ensuring that the work is done according to the contract, and correcting any defects in workmanship for a set period (usually 1-2 years, we can provide a detail description of the warranty).
Materials: The manufacturer warranty on materials used (e.g., roofing, windows, siding… etc).
Structural : Five to ten years.
HVAC. Water heater, Electric, Plumbing : 1-2 years depending the construction.
Engineering experience 14+ years,
Design experience 12+ years.
Constructing single family home : 8+ years.
My view on years in business is different. I have seen builders in business for 20-30 years, and still continuing with same poor designs, cheap builds, not upto date with new technology. Every builder is different, and if you don’t know what is and is not included in your builder’s fees, you won’t know how to put together your budget and mortgage loan request. Make sure you know exactly what you’re getting so you have no sudden expenses that can cause additional stress. Ask about landscaping, finished basements, decks, garages, fencing, etc.
Much like standard features, you want to know what your upgrade options are. If you can upgrade to a double sink in your master bedroom, add an ensuite to your spare bedroom, upgrade or downgrade your kitchen appliances, or choose hardwood floors are all things your builder can help you navigate.

You would usually only have one contact person in the company, and whether that’s a salesperson, site manager, or a superintendent can often change your experience working with a builder. Ask who you would be communicating with the majority of the time and make sure that works for you!
It depends on the company who runs each site, some companies only have superintendents run the site while other companies have the sites run mostly by the office. It’s good to know what you’re comfortable with and ask your builder how they would run the construction of your new home.
Sometimes you change your mind on flooring, cabinetry, or even bigger things like two small bedrooms or one larger one, and it’s good to know how much time you have to update your plans if anything changes.
A breakdown of costs is good to see ahead of time. How much is labour compared to materials, how much of the budget is an estimate and how much is set. These are good things to know so you can plan accordingly.
Knowing whether it’s going to be an open or closed site may be a factor in your decision. Some people want to see the house every step of the way, others are content with just seeing the final walk-through. When you know how often you’d like to visit the site, it might be easier to decide on a builder!
The answer to this question will vary depending on the size of the company and the season you start building. It may not be the biggest factor in choosing a builder, but it’s definitely necessary information so you can plan selling your current home/moving into your new home.
Some companies may have connections to keep the costs low, others may be very good at sticking to budgets and timelines. It’s good to ask your builder what their strategies for staying on budget and on time are so that you can get a sense of how they run their day-to-day.
Your builder will likely know the neighbourhood you want to build in quite well, so they will likely be able to share the information you’ll need to know to successfully build and live in your new home.

Much like anything in life, it is almost always a guarantee that complications will arise. Asking this question will give you an understanding of how open and honest your builder will be with you, and how well they handle difficult situations.
